Google Ads that report cost per lead, not clicks.
SEO earns its place over months. Ads buy the top of the page today, and stop the moment the budget does. We run both from the same toolkit, and we tell you plainly when ads are the wrong tool for your business.
Where the money usually leaks
The typical SME account has the same holes: broad-match keywords matching searches nobody would pay for, no negative keyword list, every ad pointing at the homepage, and conversion tracking that counts a page view as a lead. The agency reports clicks because clicks look good. A good share of that spend was never going to become a customer.
How we run an account
Exact and phrase match on the searches a buyer types. A negative list pruned every week from the actual search-term report. One landing page per ad group. Conversions that mean a call, a WhatsApp message or a form, nothing else. We run our own campaign for trxklccproperty.com on the same rules, through the Google Ads API with our own toolkit, and the report you get is the same read-out we use ourselves: spend, cost per lead, and the changes made that week.
Your account, your spend
The campaigns live in a Google Ads account in your name, and Google bills you directly for the spend. Our fee is a fixed monthly number, quoted in writing, with no percentage of spend, no markup and no minimum term: month to month, stop whenever the numbers say so. We have no reason to push your budget up. Pause or leave, and the account, its history and its conversion data stay with you.
What Google Ads management includes
- Keyword research from your Search Console and the live search-term report, not Keyword Planner estimates alone
- Search campaigns on exact and phrase match, with a negative list from day one
- Conversion tracking for calls, WhatsApp clicks and form leads, tested before launch
- A landing page per ad group, built or fixed so the click turns into an enquiry
- Weekly search-term review and bid changes, logged where you can read them
- Monthly report: spend, leads, cost per lead, and next month's plan
Google Ads, honestly answered
How much does Google Ads cost in Malaysia?
Two numbers, and you should always see them apart. The ad spend goes to Google: published Malaysian SME budgets run RM1,500 to RM10,000 a month, and our own property campaign has averaged about RM3 a click on a RM3 manual bid so far. The management fee goes to the agency: published Malaysian rates run from about RM1,500 a month to RM3,000 and up, or 15% to 25% of spend. We charge a fixed monthly fee, agreed in writing before launch, never a percentage.
Should I do SEO or Google Ads first?
Ads if you need enquiries this month and have the margin to pay for each one. SEO if you want the calls to keep coming after you stop paying. For most local businesses the honest answer is a small ads budget to learn which searches convert, while the Google Business Profile and website do the slower work. The search-term report from ads also doubles as keyword research for SEO, because it shows which words actually turned into a lead.
Do you take a percentage of my ad spend?
No. Our fee is fixed, and the spend is billed by Google to a card in your name. A percentage fee rewards the agency for spending more, which is the wrong incentive. We would rather spend less and show you a lower cost per lead.
How soon will I see results from Google Ads?
Ads show within a day or two of approval, but the first two to four weeks are for learning: which searches bring leads, which waste money, what a lead costs. Judge the account on cost per lead at the end of month one, not on impressions in week one. If the numbers say ads cannot pay for themselves in your niche, we say so and stop.
Can you take over my existing Google Ads account?
Yes, and that is often better than starting fresh, because the account history helps. We begin with a read-only audit: search terms, match types, negatives, conversion setup, and where the spend actually went in the last 90 days. You get that audit in plain language, free, before deciding whether to hand the account over.
